Irymple property in ‘incredible’ demand

IRYMPLE has become a “boutique, Melbourne-like” suburb where properties prices are now on par with Mildura.

Two local real estate agents say there has been an unprecedented demand for property in Irymple this year.

“We had a heap of new stock on the market today – but there’s not enough in Irymple because of the high demand,” Collie & Tierney First National director Ben Ridley said on Friday.

“There are so many people looking to buy there, it’s quite incredible.

“The block sizes are generally bigger there than in Mildura and these larger allotments are very attractive to buyers.

“You have more people building their forever homes in Irymple, and it’s been completely transformed from this sleepy hollow into a powerhouse property suburb.”

Mr Ridley said properties in Irymple were among the fastest-selling in Sunraysia.

“Our average time properties are on the market before selling is 15.5 days, but for Irymple it is much quicker,” he said.

“It is an easy 10-minute drive to the heart of Mildura and buyers love this convenience.”

Barry Plant Mildura co-director Tense Venneri said property buying activity in Irymple had been “huge” in 2020.

“It’s a strong area for owner-occupiers, rather than investors,” Mr Venneri said.

“Irymple has really gathered momentum as a desirable location.

“It has schools, supermarkets, butchers, bakers, a renewed pub, coffee shops and cafes, as well as medical services.

“It’s become a boutique, Melbourne-like suburb with strong capital growth.

“I know there’s talk of the 15 per cent this year, but over the last few years it’s certainly been around 8 per cent.

“Irymple is now on par with Mildura as far as average property prices are concerned.

“The market is anxiously awaiting the release of more land in Irymple.”
