THE sole private residential property in the entire Hattah-Kulkyne National Park is up for grabs.

Current owners Jamie Rockliff and biologist Dr Joss Bentley have lived there for about 18 months and say they will both miss the lifestyle.

“It’s just so peaceful and quiet,” Mr Rockliff said.

“The birdlife is amazing: we get the regent parrots, the cockatoos and galahs, the honeyeaters, water rats and kingfishers,”

“It’s beautiful just to wake up here in the morning with a cacophony of birdsong.”

Sitting 50 metres from the Murray River, the property is a 30-minute drive from Robinvale and less than an hour from Mildura.

There are a variety of sheds on the block and a 2.2-megalitre water licence, and it has an all-weather access road and is in an area with good mobile reception and Starlink internet capability.

“The only things we miss are the things we wouldn’t enjoy anyway, and that’s neighbours, I suppose,” Mr Rockliff said.

There is scope to further develop on the property as a planning application has been submitted for council approval.

Ray White Mildura sales agent Brett Driscoll said the property, which has a price guide of between $474,000 and $521,000, presented a rare opportunity.

“The current owner has pretty much been living there on a full-time sort of basis,” Mr Driscoll said.

“It would be a great little side project for someone or a great little weekender.

“It was previously held for 25 years by a group prior to Jamie and Joss owning it.

“It could be quite some time before this property ever becomes available again there.”
